Service overview

Complete Landlord Gas Safety Certificates Services

We carry out comprehensive gas safety inspections for rental properties across East Lothian to ensure every appliance operates safely. When we visit your property, we test the gas meter for leaks, check the operating pressure of the boiler, and inspect the flue to confirm harmful gases safely extract outside. We commonly find issues like blocked ventilation or degraded seals on older gas fires in traditional stone built flats. Our engineers test every gas appliance owned by the landlord to verify it meets current safety regulations. Once the inspection is complete, we issue your Landlord Gas Safety Record (LGSR), detailing the specific test results for each appliance.

If you let a property, the law requires you to hold a valid gas safety certificate and renew it annually. You need to call us before your current certificate expires or before a new tenant moves in. A missing certificate affects your East Lothian landlord registration and prevents you from issuing a valid eviction notice. We help you stay compliant, catch potential gas leaks early, and ensure your tenants live in a safe environment.

Most landlords book the certificate alongside boiler servicing, and we attend boiler faults on managed properties.

What we cover

What a Landlord Gas Safety Certificate Covers

  1. Annual Gas Safety Inspection

We inspect the landlord-provided gas appliances and associated flues listed at the rental property. The inspection checks operating safety, condition and required safety devices before we record the results.

  2. Landlord Gas Safety Record

The completed Landlord Gas Safety Record, often called an LGSR or CP12 certificate, lists the property, inspection date, appliances checked and inspection outcome. We provide the landlord or managing agent with a copy for their records.

  3. Appliance, Flue and Ventilation Checks

We check relevant appliance ventilation, flue flow and combustion safety as part of the inspection. We commonly find blocked vents, stored items around appliances or access problems that tenants and landlords can resolve before the appointment.

  4. Inspection Results and Remedial Records

If we identify a defect, we explain its classification, any immediate action taken and what must happen next. Where separate remedial work is required, the inspection record gives the landlord a clear written starting point.

  5. Carbon Monoxide Alarm Compliance Check

We check whether carbon monoxide detection is present where required and note obvious concerns. The gas safety record does not replace wider alarm maintenance, but our inspection can flag missing, poorly positioned or non-functioning alarms.

  6. Portfolio and Multi-Property Certificates

We arrange inspections across several East Lothian rental properties and keep each address on a separate record. We work with the landlord or agent to coordinate access, tenant contact and renewal dates without mixing property documentation.

Before you decide

Common Gas Certificate Problems We Solve

  • "I need a gas certificate before renting out my property"

We inspect the gas appliances and flues before the tenancy starts, then issue the record for the landlord to give to the incoming tenant. We ask for the property and appliance details in advance so the engineer arrives prepared.

  • "My current certificate is nearly due"

We check the existing inspection date and help you plan the renewal within the permitted window. We commonly recommend arranging access early because a missed tenant appointment does not extend the landlord's deadline. Our hours are 7am to 7pm, seven days a week.

  • "How much will my landlord gas certificate cost?"

We quote each job based on the property, number and type of gas appliances, location, access and whether additional testing is requested. Portfolio visits may need separate planning. We confirm the scope and price before booking rather than inventing a standard figure that may not fit the property.

  • "My property failed its gas safety check"

A record may identify an appliance as unsafe or show that further work is needed. We explain the finding without jargon and record any action taken during the visit. An unsafe appliance must remain unused until a suitably qualified Gas Safe engineer completes the required work and confirms the next step.

How We Handle Your Landlord Gas Safety Certificate

  • 1. Confirm the Property Details

After your initial enquiry, we ask for the East Lothian property address, current certificate date, appliance list and tenant access details. One point of contact handles the booking, whether you manage one rental home or several properties.

  • 2. Arrange Access

We agree an appointment within our working hours of 7am to 7pm, seven days a week. The appliances, meter and relevant controls must be accessible. We recommend telling the tenant what areas the engineer will need to reach before the visit.

  • 3. Complete the Safety Inspection

Our Gas Safe engineer checks each relevant appliance and flue, confirms the recorded details and carries out the required operational safety checks. We also review ventilation and carbon monoxide alarm provision where it relates to the gas installation.

  • 4. Issue the Record and Explain Any Findings

We issue the completed gas safety record with the appliance schedule and results. If we find a defect, we explain any immediate restriction and the remedial action required. We also confirm the next-check-due date so you can plan the following annual inspection.

Common questions

Landlord Gas Safety Certificates Questions

You simply need to book an inspection with a registered engineer. Haggart Plumbers is Gas Safe Registered, No. 936063. We visit your property, test all the gas appliances and pipework, and issue the certificate directly to you upon a successful pass.

We quote per job based on the number of gas appliances we need to test. A property in East Lothian with just a gas boiler requires less testing time than a home with a boiler, gas fire and gas cooker. Contact us with your property details for an accurate price.

Operating without a valid certificate is a criminal offence. You risk severe fines and invalidate your property insurance. Furthermore, East Lothian Council can revoke your landlord registration or HMO licence, and you lose the legal right to serve a Section 21 eviction notice to your tenants.

The law requires you to renew your gas safety certificate every 12 months. We usually recommend booking the inspection up to two months before the current certificate expires. This allows you to retain the original expiry date while giving us plenty of time to arrange access with your tenant.

While the upcoming regulations focus heavily on energy efficiency and low emission heating systems, gas safety remains a strict annual requirement. We advise East Lothian landlords to keep their current gas heating systems meticulously maintained and certified while planning for future compliance changes.

If your certificate expires, you are instantly breaking the law. You must arrange an inspection immediately. We work from 7am to 7pm, 7 days a week, so we can quickly visit your property to perform the necessary checks and get your compliance back on track.
