Service overview

What Boiler Servicing Covers

We service boilers using checks suited to the appliance, fuel and manufacturer's requirements. For a gas boiler, we inspect the flue, ventilation, casing, seals and controls before opening the appliance. We then examine the burner, heat exchanger, ignition electrodes and condensate system where fitted. Combustion analysis and gas pressure or gas rate tests help us confirm whether the boiler operates within the correct limits. We commonly find partially blocked condensate traps, worn seals and early signs of corrosion before they cause an obvious fault.

Annual servicing helps identify safety concerns, maintain efficient combustion and provide the records required for many manufacturer warranties. Arrange a service if the boiler has reached its annual service date, has missed a previous check or has started behaving differently. Changes such as unusual noises, intermittent ignition, staining or an unfamiliar smell need attention. Across East Lothian, we also plan service visits for rural properties where travel, fuel type and access can affect scheduling.

Landlords booking a service usually also need a landlord gas safety certificate, and we can look at central heating faults during the same visit.

What we cover

Boiler Service Checks and Maintenance

  1. Annual Boiler Service

We carry out annual servicing to check the boiler's condition, combustion and operation. The visit includes appliance-specific tests and a service record showing what we examined. Regular records can also support warranty conditions and future fault diagnosis.

  2. Internal Boiler Inspection

We isolate the appliance and remove the casing in line with the manufacturer's procedure. We inspect the burner, heat exchanger, wiring, seals and visible pipe connections. Signs of overheating, corrosion or water staining often show where further attention may be needed.

  3. Combustion and Flue-Gas Analysis

We use a calibrated analyser to measure combustion readings at the boiler's test point. These readings help us assess the gas and air mixture and confirm whether combustion products leave through the flue correctly.

  4. Burner and Component Cleaning

We clean serviceable components when their condition and the manufacturer's instructions require it. This can include the burner, heat exchanger surfaces, ignition electrodes and condensate trap. We avoid unnecessary disturbance to components that do not need cleaning.

  5. Seals, Gaskets and Service Kits

Some boiler models require seals or service-kit components at defined intervals or whenever particular parts are opened. We inspect these items and explain any replacement needed rather than refitting a damaged or compressed seal.

  6. Gas Pressure and Operational Testing

We test the appliance through its operating sequence, including ignition, flame stability, controls and shutdown. Where applicable, we check gas pressure or gas rate and confirm that the boiler responds correctly to heating and hot-water demand.

Before you decide

Common Boiler Problems We Investigate

  • "How much will my boiler service cost?"

We quote according to the boiler type, fuel, model, location and service requirements. Some appliances need specific seals or service kits, so one price cannot cover every boiler accurately. We confirm the relevant details before arranging your East Lothian appointment and explain any additional work separately.

  • "Is my boiler safe?"

We inspect the appliance, flue, combustion and ventilation for signs of unsafe operation. We also look for staining, damaged seals and evidence that fumes may not be clearing correctly. A service provides a planned safety check, but a carbon monoxide alarm sounding requires immediate action.

  • "Why is my boiler making a noise?"

Kettling, vibrating, clicking and humming can have different causes. During servicing, we check accessible components, water pressure and the boiler's operating sequence. We explain whether the sound relates to routine maintenance or needs separate fault-finding and boiler repair.

  • "Why can I see a yellow flame or soot?"

Yellow flames, soot or dark staining can indicate incomplete combustion, although many modern boilers have enclosed burners that householders cannot view. We check combustion with the correct instruments. Do not remove the boiler casing yourself to inspect the flame.

How We Handle Your Boiler Servicing

  • Booking and Scheduling

You contact our local office in East Lothian to arrange your service. You speak to a single point of contact who understands the local geography, from Haddington out to the coastal towns. We operate from 7am to 7pm, 7 days a week, allowing us to find an appointment slot that fits around your work schedule or family commitments.

  • Visual Inspection and Safety Checks

Our engineer arrives at your property, introduces themselves and begins with a visual inspection of the boiler, pipework and flue. We check the general condition of the appliance and look for any obvious signs of distress, water leaks or poor ventilation. We also test your radiators to ensure the system circulates water correctly before we dismantle the boiler.

  • Internal Component Cleaning and Testing

We isolate the gas and electrical supply, remove the casing and strip down the combustion chamber. We clean the heat exchanger, clean the magnetic system filter, clear the condensate trap and inspect the ignition electrodes. Once reassembled, we fire the boiler back up and perform a full flue gas analysis to confirm the appliance burns fuel safely and efficiently.

  • Certification and Aftercare

We complete the service by filling out your manufacturer benchmark logbook and issuing a digital service certificate. We explain exactly what we found during the inspection and offer advice on how to use your heating controls more efficiently. We then set up an annual reminder so you never miss your next service date.

Common questions

Boiler Servicing Questions

We usually recommend servicing the boiler once a year. Annual checks help us track changes in combustion, seals and component condition. Some manufacturer warranties also require servicing at stated intervals, so check the terms supplied with your appliance.

We quote per job because the boiler model, fuel type, location and service-kit requirements can affect the work involved. We confirm the appliance details first and provide the applicable price without inventing a standard figure that may not fit your boiler.

The time depends on the appliance, its condition and whether components need cleaning or service-kit parts. We allow enough time to inspect, test and record the boiler correctly. We will explain if a fault means separate diagnostic work is required.

Yes. We arrange boiler servicing across East Lothian, including rural properties where access and travel need more planning. Providing your address, boiler model and fuel type when booking helps us schedule the correct engineer and equipment.

We arrange oil and LPG servicing according to the appliance and fuel. For oil work, we allocate the appropriate OFTEC scope and replace the nozzle and oil filter as part of the service. LPG work requires the correct Gas Safe category. We confirm these details before finalising the visit.

Annual servicing may form part of the manufacturer's warranty conditions. We inspect the boiler using the applicable service procedure and complete a record of the visit. The appliance owner remains responsible for checking the warranty's exact servicing and documentation requirements.

Our hours are 7am to 7pm, seven days a week. Appointment availability depends on existing bookings, location and the engineer required for your boiler type. We will offer a suitable time and explain any access arrangements when you contact us.

A service covers planned inspection, cleaning and testing. A boiler that has stopped working usually needs fault diagnosis and may require separate repair work or parts. We explain the difference before carrying out work, so the scope and likely charges remain clear.
