Complete Boiler Servicing Services
We service domestic boilers throughout Edinburgh, including appliances in flats, tenements, rented properties and family homes. For off-grid properties, we also service oil boilers, replacing the nozzle and oil filter as part of the visit. Our engineer checks the boiler controls, casing, seals, flue connection and internal components before carrying out combustion analysis and operational tests. We commonly find early signs of wear around ignition electrodes, condensate traps and service seals before they cause an obvious fault. Where the boiler design allows, we also check the burner and heat exchanger for deposits that could affect performance.
Regular servicing helps identify deterioration, unsafe combustion and developing component problems. Arrange a visit if the annual service is due, you have recently moved into a property or you do not know when the boiler was last checked. Noise, soot, unreliable ignition or a change in boiler operation also deserves attention. We explain what we find in straightforward terms. If the appliance needs work outside the service, we identify it separately rather than carrying it out without your agreement.
Landlords booking a service usually also need a landlord gas safety certificate, and we can look at central heating faults during the same visit.

What Boiler Servicing Covers
-
Annual Boiler Service
We complete a scheduled inspection and operational check based on the boiler type, condition and servicing requirements. We record the visit so you can keep track of future service dates.
-
Internal Boiler Inspection
We remove the boiler casing using the correct procedure and inspect accessible components. We look for damaged seals, staining, corrosion, heat damage, loose connections and signs of water or combustion products escaping.
-
Combustion and Flue Gas Analysis
We use a calibrated analyser to check combustion readings and confirm that the boiler is burning correctly. We also inspect accessible parts of the flue route and terminal for damage, obstruction or poor fitting.
-
Burner, Electrode and Heat Exchanger Checks
We inspect the burner, ignition electrode and heat exchanger where the boiler design permits. If deposits affect operation, we carry out appropriate service cleaning rather than disturbing components unnecessarily.
-
Condensate Trap and Seal Maintenance
Condensing boilers produce water that passes through a condensate trap and pipe. We inspect and clean the trap when required. We also replace service seals or gaskets where the servicing procedure calls for new parts.
-
Safety and Operational Testing
We check ignition, controls, gas pressure where applicable and boiler operation through a heating or hot water demand. We commonly compare readings before and after servicing to confirm that the appliance responds as expected.

Common Boiler Problems We Check
-
How Much Will My Boiler Service Cost?
We quote each service according to the boiler, its location and any known access issues. We do not invent a standard price before understanding the job. Tell us the make, model and property type when enquiring, and we will explain what the quoted service covers.
-
Is My Boiler Safe?
We check combustion, the flue connection, seals and signs of escaping combustion products. We also examine the boiler's operation for anything that requires further investigation. A service provides an informed assessment of the appliance, but it does not replace a working carbon monoxide alarm in the property.
-
Why Is My Boiler Making a Noise?
Some sounds come from normal circulation or expansion, while others can indicate deposits, worn components or pressure issues. We listen to the boiler during operation and inspect relevant parts. If the cause needs separate fault-finding or repair work, we explain that clearly.
-
Why Can I See a Yellow Flame or Soot?
Older boilers with a visible flame should not produce persistent yellow flames or soot. These signs can point to incomplete combustion or a flue problem. We advise stopping use and arranging a Gas Safe inspection rather than waiting for the next routine service.

How We Handle Your Boiler Service
-
1. Confirm the Boiler and Access
After your initial enquiry, we ask for the boiler make, model, location and service history if available. Edinburgh tenement boilers can sit inside cupboards, high on walls or in restricted kitchens, so access details help us prepare for the visit.
-
2. Inspect Before Testing
Our engineer checks the boiler, controls, visible pipework and flue arrangement before removing the casing. We then inspect internal parts, seals and connections for deterioration, deposits or signs of leakage.
-
3. Service and Test the Appliance
We clean serviceable components where required, clean the magnetic system filter, inspect the ignition system and condensate trap, then complete combustion and operational tests. Haggart Plumbers is Gas Safe Registered, No. 936063, and we carry out gas work within the scope of that registration.
-
4. Explain the Results
You have a single point of contact for the visit and its outcome. We confirm what we checked, discuss any concerns and identify work that falls outside routine servicing. We can also arrange an annual reminder to help you plan the next service.
Boiler Servicing Questions
-
We quote per job because boiler type, location and access can affect the work involved. Provide the make, model and property details when you contact us, and we will confirm what our quote includes before booking.
-
We usually recommend an annual service. Regular appointments help us track changes in combustion, seals and component condition. Annual servicing may also form part of the boiler warranty requirements, so check your warranty documents.
-
We inspect the casing, internal components, seals, ignition, burner, heat exchanger, condensate trap and accessible flue components as applicable. We also analyse combustion and test the boiler through an operating cycle.
-
Our working hours are 7am to 7pm, seven days a week. Appointment availability varies, so we confirm a suitable slot and the expected visit details when you book.
-
Yes. We regularly encounter boilers fitted in tight cupboards, compact kitchens and awkward positions in Edinburgh tenements. Tell us about restricted access when booking so we can plan the inspection and bring suitable equipment.
-
A routine service and a landlord gas safety check serve different purposes. We help Edinburgh landlords and HMO property managers plan the appropriate visits and explain what each appointment covers.
-
Yes, provided the appliance can be operated safely and serviced correctly. We assess its present condition rather than judging it by age alone. Parts availability and recurring faults may affect future decisions, which we explain separately.
